I give buyers 20% of my commission! (That would typically be $1,500 on a $300,000 home!**)
What does a Buyer's Agent Cost? The fee for a buyer's agent is built into the purchase price of a home and disbursed at closing. There is generally no additional cost for a home buyer to use a buyer´s agent. Actually, most studies suggest that professional buyer's agents help buyers save both time and money.
In a typical transaction, a portion of the money that the buyer brings to the table goes to the listing broker to compensate two agents: the listing agent and the agent who works with the buyer. So, why not have me represent you as your buyer's agent? You'll have the benefit of the advice and support of an industry professional who would otherwise team up with the listing agent to help the seller get the best possible price and terms for their property.
I have an obligation to show the entire inventory of properties, including those in the Multiple Listing Service, for sale by owner (FSBO) properties, bank-owned properties, properties offered at auction, and new construction. I have created a network of real estate related experts who have done quality work for my clients in the past. This network includes attorneys, mortgage professionals, appraisers, engineers, architects, contractors, and home inspectors.
Additionally, my due diligence and intensive research help to eliminate costly mistakes or hidden surprises for you. I'll even try to negotiate discounts on inspections or other professional services for my clients.
My job as a buyer's agent is not to "sell" any particular property, but to represent the best interests of my clients throughout the home buying process. I help my clients make smart decisions as they buy the home they love.
As your buyer's agent, I'll provide you with a free no-obligation consultation session. If you then decide that you would like to engage me as your buyer's agent, I'll initiate the following services on your behalf:
*Represent you on MLS listed properties PLUS bank properties, auctions, FSBOs & new construction
*Arrange property showings
*Assist with financing
*Provide property data
*Explain forms/agreements
*Prepare property value study
*Promote and protect interest of the buyer at all times
*Advise the buyer even if it means pointing out reasons not to buy
*Disclose all available information about property history and condition of home
*Negotiate in favor of the buyer for best price & terms
*Structure offer with the buyer's best interest in mind
*Keep buyer's financial capabilities/thoughts confidential unless authorized to disclose
*Monitor closing
As your buyer's agent, I'll be certain that you benefit from receiving the comprehensive resources you'll need to help you locate the neighborhood and home that best fits your needs.
I look forward to working with you! Soraya : )
** Buyer's rebate is available only to buyers who close escrow/proceed to final settlement with Soraya acting as their sole and exclusive agent in the purchase of real estate. For homes with a final sales price of $100,000.00 or more, the rebate is twenty percent (20%) of the cooperating broker commission actually received by Soraya at the close of escrow/settlement for representing the buyer, and after any allowances or other deductions by RE/MAX Heritage, LLC related to the transaction. Occasionally, the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or other additional incentive over and above the cooperating brokerage commission. Any such bonuses or other additional incentives are separate and apart from the cooperating brokerage commission actually received by Soraya and buyer is not entitled to a rebate on any bonus or other additional incentive monies paid to Soraya over and above the cooperative broker commission. For homes with a final sales price of $99,999.99 or less, the rebate is Two Hundred Fifty Dollars ($250.00). The amount of the cooperating broker commission received will vary on individual properties. The rebate will be paid or credited to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement. This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s). If you need legal or tax advice, you should consult with the appropriate professional. Offer subject to conditions, limitations, exclusions, modifications, and/or discontinuation without notice.
